Factory Complete vs Turnkey Package, explained - what's included, what's on you, and which one suits the way you want to build.
Your home is fully designed, engineered and manufactured in our factory under licensed trades, engineers and certifiers, then delivered ready to install. Site works, approvals and installation are coordinated by you or your local builder.
Everything in Factory Complete, plus Saltair manages the entire site delivery in-house - footings, transport, crane installation, trade connections and final certification. All in-house, all in control, with one point of accountability from start to finish.
Modules are designed and engineered to your specific site and fully BCA compliant - included in both packages.
Approval documents and standard site footing details are prepared for you either way, giving you a clear path to council and certifier sign-off.
Full manufacture and fit-out with Saltair’s signature finishes (with upgrades available) is included in both packages - built in a controlled factory environment.
Both packages include Saltair’s signature high raked ceilings, typically 2.6m to 3.0m (average 9.5ft) - a genuine point of difference from standard modular offerings.
All factory works are completed and certified under licensed trades, engineers and independent certifiers, regardless of which package you choose.
This is where the packages start to diverge. On Factory Complete, Saltair can arrange delivery within 50km of the nearest factory on your behalf. On Turnkey, that delivery is included as standard, with Australia-wide delivery available beyond 50km for an additional cost.
Site-specific footing design and the engineering inspections that go with it fall to you or your local builder on Factory Complete. On Turnkey, it’s included - one less trade to source and manage.
All building approvals, engagement of an independent certifier and QBCC Home Warranty Insurance are on you (or your builder) with Factory Complete. Turnkey includes QBCC cover to the full contract value - essential if you’re financing the build, and worth checking closely if you’re comparing competitive quotes.
Installing the site footings, stumps and landing rails your home sits on is owner or local-builder territory on Factory Complete. It’s included on Turnkey.
Positioning your modules on site - including the 60-tonne crane - plus final connection of services and Form 21 certification for occupancy, is included on Turnkey from go to whoa. On Factory Complete, this is coordinated by you or your local builder.
Factory Complete suits owners with an existing local builder, or who want more hands-on control of site works and are comfortable coordinating trades themselves. Turnkey Package suits owners who want a single point of accountability - one contract, one team, one warranty - from the first design meeting to the final certificate. Both start from the same factory floor, the same licensed trades and the same quality standard. The difference is simply where Saltair’s responsibility ends and yours begins.
