Saltair has built award-winning modular homes across Queensland and northern New South Wales for more than 12 years, so wherever you are in your research, this should help. If your question is not here, get in touch - our team is always happy to talk it through.
A modular home is built in sections, called modules, inside a factory, then transported and installed on your site. It is designed and built to the same National Construction Code standards as a traditional home. The difference is the method, not the quality - modular is a method, not a style.
Your home is manufactured in modules in our factory while site works happen in parallel. Walls, roofing, cabinetry, electrical and plumbing are completed under controlled factory conditions, then the finished modules are delivered, craned onto your foundations and joined together.
Once your site and foundations are ready, the completed modules are transported in and craned into position, then connected and sealed. Final connections to services and finishing touches are completed on site. Installation is usually a matter of days, not months.
Instead of building everything on your block over many months, most of the work happens off-site in a factory. That removes weather delays, reduces waste and lets site preparation and construction run at the same time, so the overall build is faster and more predictable.
Prefab is the umbrella term for any home built off-site. A modular home is made from finished three-dimensional modules joined together on site, while a kit home is a set of pre-cut materials assembled on site. All Saltair homes are built to the same standards as traditional construction.
It depends on the design and approvals, but because manufacturing and site works run in parallel, modular is significantly faster than a conventional build. We give you a clear, fixed programme up front so you can plan around it.
Cost depends on size, design, finishes and your site conditions, so every home is quoted individually rather than off a fixed list. What modular gives you is cost certainty - a fixed-price contract and far fewer site surprises. Contact us for a current price guide and a quote for your design.
They can be, mainly through shorter build times, less waste and fewer weather delays. Often the bigger benefit is certainty - a fixed programme and fixed price - rather than a dramatically lower headline figure. We provide transparent pricing so you can compare like for like.
A quality modular home is priced comparably to a quality traditional build, not as a budget option. You are paying for a properly engineered, code-compliant home - delivered faster and with more certainty. We set out pricing and inclusions clearly so you know exactly what you are getting.
For many people, yes. You get a home built to the same standards as conventional construction, usually faster and with more cost certainty. Whether it is right for you depends on your block, budget and timeline, which we are happy to assess with you.
Built to code and well maintained, a modular home holds value like any quality home. Because it is delivered faster, you also start living in or earning from the property sooner than a conventional build would allow.
Yes. A well-built, code-compliant modular home on owned land holds its value much like a traditional home. Value is driven by the same things as any property - location, land, quality and condition - not by the fact it was built off-site.
A permanent modular home affixed to your own land is treated like any house and is not inherently a depreciating asset. As with any home, condition and maintenance matter, but the modular method itself does not reduce long-term value.
A permanent modular home on owned land is sold like any other house, through the normal property market. Because it is built to the same standards as traditional construction, buyers and lenders treat it the same way.
A well-built modular home lasts as long as a traditional home - many decades. Ours are engineered and built from the same materials under controlled factory conditions, which improves consistency and longevity.
Yes. They are engineered to the same standards as site-built homes and must be robust enough to withstand transport and craning, which means solid construction. They are properly insulated and finished to a high standard.
Yes. Our homes are insulated and built for Australian conditions, and factory construction allows tight, consistent sealing and insulation that supports comfort and energy efficiency all year round.
Yes. Building in a controlled factory removes weather and improves precision and quality control. Every home is engineered and BCA-compliant before it leaves the factory, and Saltair is recognised as one of Queensland's most awarded modular builders.
Yes - and this is one of modular's real strengths across Queensland and northern New South Wales. Every Saltair home is engineered to the wind and cyclone classification your site requires and, where the land is bushfire-prone, to the relevant Bushfire Attack Level (BAL) rating, all in line with the National Construction Code. We build to the specific demands of your location - whether that is cyclonic coastal conditions, bushfire zones or flood considerations - so your home is genuinely suited to where it stands, not a one-size-fits-all box.
Yes. Modular homes can be financed, though the progress-payment structure can differ from a standard build. Saltair is one of only a handful of CommBank Assessed Manufacturers under their prefab home lending program, so buyers can access up to 80% of the build contract price during off-site construction, making modular finance easier than ever before. It is best to talk to us and your lender early.
Yes. CommBank was the first major bank to offer finance during off-site construction through its prefab home lending program, and Saltair is a CommBank Assessed Manufacturer. That status streamlines lending and lets buyers draw down funds while the home is still being built in the factory.
Yes. Like any new home, a modular home needs the relevant council approvals and building permits. We manage these requirements as part of our turnkey service, so you are not left navigating council on your own.
In most cases yes, subject to your block, zoning and council approval. We assess your site early and manage approvals, engineering and delivery, so you know where you stand from the start.
We build across Queensland and into northern New South Wales, and modular suits regional and remote sites particularly well. The main practical consideration is site access for transport and craning, which we check early in the process.
Yes. Modular homes can be installed on a range of foundation types, including slabs and piers, depending on your site and engineering. We design the foundation solution to suit your block.
Some modular buildings can be relocated, depending on how they are designed, built and installed. If the ability to move the home later matters to you, tell us early so we can design with that in mind.
In many cases yes - modular is well suited to extensions and additions, since the new section is built off-site and installed with minimal disruption to your existing home. We will assess your site and existing structure to confirm what is possible.
Yes. As a turnkey builder, we complete the electrical, plumbing, cabinetry and internal fit-out in the factory, so your home arrives substantially finished. Final service connections are completed on site as part of installation.
Inclusions vary by design and package. We set out exactly what is and is not included in your quote up front, so there are no surprises - just ask our team what your package covers.
Yes. We tailor the layout, finishes and inclusions to your site and lifestyle, from compact homes to acreage designs. You get the freedom of a custom home with the precision and certainty of factory manufacturing.
From compact single-module homes to large multi-module, double-storey designs, modular scales to suit your needs. Because homes are built from joined modules, we can configure a wide range of sizes and layouts for your block - the possibilities are endless.
We manufacture at our factories in Coolum Beach on the Sunshine Coast and at Crestmead in Brisbane, and deliver across South East Queensland, regional Queensland and northern New South Wales. You are welcome to visit either factory to see the process first-hand.
